Our goal at the Down Over Bed and Breakfast is to provide you with pleasing accommodations and an enjoyable time spent in historic Arrow Rock, a “peaceful place to enjoy the past” and home of the Lyceum Theatre.
We understand you can get a bed anywhere. The Down Over offers a bed and breakfast experience: pressed, high quality bedding and linens, clean rooms and a full, sit-down breakfast are a few of pleasures you will enjoy, all in a comfortable, relaxed atmosphere.

Policies:
Rates include a full, sit-down breakfast and amenities as noted. Rates subject to change without notice: rates do not include applicable taxes; all rooms are designed for two persons. Additional persons (folding beds are available) in the room at $15.00 per person extra; singles subtract $5 from the listed price.

For the comfort of others, there is no smoking in the main house and no pets, please. Smokers may smoke in a designated area on the porch.
Check-in time: 3 to 8 p.m. Please call to make special arrangements if you plan to arrive later than 8 p.m. If you desire an earlier check-in, please call on the morning of your arrival about the possibilities.
Check-out time: 11 a.m.
Cancellation Policy: A full room charge will be made for cancellations less than 48 hours before arrival date, if we are unable to rent the room you have reserved.
